Development Options for Your Land

Dual Occupancy

Townhouse Developments

Create two separate residences on one site for family living, investment or better use of the land you already own. Depending on the site, this may include side-by-side or front-and-rear configurations.

Develop multiple homes on one site with careful planning around access, parking, privacy, shared services and construction sequencing. DEMK coordinates the build as one connected development from planning through to handover.

Subdivisions

Subdivision is the process of dividing a property into two or more separate lots. You may retain the existing home and add another dwelling, or redevelop the site with multiple new homes, each on its own title.

Our Approach

An engineering background that shapes how we build

Technical
Problem-Solving

Your builder’s engineering education shapes the way they approach construction — with stronger technical reasoning, clearer plan interpretation and a more structured approach to site challenges and project coordination.

Coordinated Project Management

Multi-unit projects involve multiple trades, services and dependencies. We manage these moving parts as one connected build to improve sequencing and reduce site conflicts.

Aftercare Support

Our support continues after handover. DEMK remains available to assist with questions, concerns or follow-up items once construction is complete.

Multi-Unit Development Process

01.

02.

Site feasibility and development potential

Concept design and project direction

It starts with understanding what your site can realistically support. Zoning, planning controls, access, slope, drainage and other site conditions can all influence your development options.

DEMK assesses the site from a construction perspective and works with planning and design professionals to identify potential building challenges early.

Once the site opportunity is better understood, your architect or building designer can begin developing the concept.

At this stage, DEMK contributes practical construction input, helping the design team consider buildability, structural requirements and construction efficiency while there is still flexibility to make changes.

03.

04.

Planning Approval

Construction Documentation and Building Permit

Your planning and design consultants prepare the project for submission to the relevant council and manage the planning process. DEMK stays involved from a builder’s perspective, helping maintain continuity between the approved design and future construction requirements.

Once planning approval is in place, the design is developed into detailed construction documentation, including engineering, drainage, energy and other specialist requirements. DEMK works with the project team to coordinate construction requirements and prepare the development for site.

06.

 Subdivision and Handover

As construction completion, final inspections, occupancy requirements and outstanding development conditions are addressed. Where subdivision forms part of the project, DEMK works alongside the relevant surveyor and consultants while managing building completion, handover and aftercare support.

05.

Building

With approvals, documentation and contracts in place, construction begins. DEMK manages the build from site establishment through to completion, coordinating trades, inspections, materials, sequencing and communication throughout the project.

BENEFITS OF MULTI-UNIT  DEVELOPMENT

We design and build fully customised homes around your needs, lifestyle and site.

Unlock More Land Value

Create Flexibility for Your Family

Generate Income Opportunities

Avoid the Cost of Moving

A well-planned dual occupancy can add long-term value by creating an additional dwelling on land you already own.

Build independent living spaces for adult children, ageing parents or extended family while maintaining privacy and staying close.

Live in one home and lease or sell the other, or keep both as long-term investments as your needs change over time.

Instead of buying another property or leaving an area you already know, dual occupancy can help you create more from your existing land.
