Insurance Rectification & Warranty Repairs

The insurance or warranty pathway available for incomplete, defective or non-compliant residential building work will depend on when the building contract was signed and the cover applying to the project.

Eligible projects completed under Victoria's previous Domestic Building Insurance (DBI) scheme remain subject to their existing policy, while eligible contracts from 1 July 2026 may fall under Victoria's Home Warranty scheme.

Where an insurance or warranty pathway applies, DEMK Constructions can assess the existing building work, establish a rectification or completion scope and coordinate the agreed building works through to completion.

Insurance Rectification Case Study

Unfinished building project takeover in Keysborough

The original builder entered liquidation. DEMK Constructions was appointed to complete the remaining works and deliver the home.

Construction had only reached the framing stage when the original builder, Porter Davis, entered liquidation, leaving the homeowners with an unfinished structure and uncertainty about how the project could move forward.

Through the Domestic Building Insurance process, DEMK Constructions was appointed as the registered builder to take over the project, assess the existing construction and complete the remaining works through to handover.

When we stepped in, our first priority was to understand exactly what had already been completed and what was still required. We reviewed the existing structure, identified outstanding works and developed a clear construction pathway for completing the home.

Taking over a partially completed project requires careful coordination, particularly when earlier stages have been carried out by another builder. Our team worked through the existing conditions, coordinated the remaining trades and construction stages, and kept the homeowners informed throughout the process with clear explanations and regular project updates.

For the clients, having an experienced registered builder take responsibility for the remaining works helped bring structure and direction back to a project that had been left incomplete.

DEMK Constructions continued the build through the remaining construction stages and delivered the completed family home.

This Keysborough project demonstrates the importance of careful assessment, clear communication and experienced project management when taking over unfinished residential building work following builder liquidation.
